Dealing with properties that have unusual features or stigma demands great care. Stigmas, in particular, require careful analysis and judicious handling of any required disclosure. This course provides a framework for analyzing property features and issues to determine how best they can be handled from both marketing and disclosure perspectives. Special attention is given to the regulatory environment as it pertains to advertising, discovery and disclosure. Standard forms that can assist in the process of discovery and disclosure are presented with explanations given as to how they can be used to provide both consumer and registrant protection. Recognizing and dealing with grow houses is also discussed.
